MODA on Raymond

After living at the Moda for two months now with my Fiancé there are quite a few things we love about staying here, and only a few that we don’t. PROS: - Management here has been absolutely incredible to us thus far. We have had great interactions with those that work here (specifically Momo, she’s been wonderful) and we genuinely feel that we are cared for. - The Amenities here are outstanding. With a pool, fire pits, grills, workout gym, community spaces, coffee machine, art room, pet spa, and mini-market, I’m not sure what more you could ask for. The rooftop lounge is without a doubt a luxury experience. - The units themselves are extremely well-designed and very modern. The newness of the appliances and the storage space available for each unit is incredible. - I would say the maintenance crew here is very good at responding quickly to work orders and requests. I’ve never really had to wait more than a day to get something minor fixed. CONS: - Some of the residents here are very irresponsible and disruptive. There will often be a large congregation of residents in front of the garage and back lot that will make quite a bit of noise. Trash will be frequently left in elevators and staircases and amenities won’t be left how they were found. If you’re looking to live in a place with responsible and high-character people, I would be just a bit weary. All in all we are very glad we chose the Moda. While some of the residents do make it frustrating, there’s only so much management can do about that. For the price of this place, you can’t get much better!

We are here for since last 7 months, when we moved to US this is the 1st place we have rented. There are lot of pros like public transportation, walkable access to groceries, parks and management is super friendly as long as you adhere the rules. Only con was swimming pool is too small for adults. Kids can have fun.

My girlfriend and I recently got a tour from Momo everything went very smooth and she explained everything detailed and was super kind. Very lovely apartment and location is very convenient. still apartment searching but this apartment is on top of my list.

Never even got to tour the building because the office staff is so unprofessional. I had a tour scheduled a week in advance and 10 minutes before my tour starts as I’m pulling up to the building I get a text from ‘MOMO’ who was supposed to be giving the tour saying their 2pm was “double booked” and had to cancel my tour. I rescheduled with them a week out for a tour and same thing I get a text 2 hours before my tour canceling it. So extremely unprofessional I’ve lived in multiple LUXURY apartment buildings much nicer than this one and never had an issue like this before. They need a whole new office staff obviously. If this is what it’s like trying to get a tour imagine what it would be like to live there, no thanks I’m good.

I am in need of a place and happened to pass by Moda. When I walked in, I was instantly welcomed and greeted by Geraldy. She was very willing to take me in and tour me. I had such an amazing tour with her. She was very detail-oriented and did not hesitate to answer any questions given. She was so knowledgeable and made sure to not leave anything out. I would 100% recommend you tour with Geraldy!!!!

Good Facility, Disappointing Application Process ⭐ My experience with this apartment complex has been a mixed bag. On one hand, the facilities and utilities promised were excellent, giving me high hopes for a comfortable living environment. The location was also quite convenient for my needs. However, my enthusiasm was tempered by a number of issues that arose during the application process. The most notable of these was a lack of clear communication regarding the 24-hour hold policy. I was not informed about this policy until after I had been approved, leaving me with no time to make a decision or prepare for the move. Furthermore, I experienced a situation where an apartment was listed as available, and I applied, only to be informed afterwards that it was, in fact, not available. This was particularly disappointing and reflected a sales approach that I did not appreciate. While the facility is commendable, the process and sales tone greatly impacted my decision. It felt high-pressure and was lacking in transparency, which is important in any large commitment like leasing an apartment. As a result, I chose to go with another apartment building offering similar, if not better, facilities but with a more accommodating application process and appealing deals. I believe this feedback might be helpful for future prospective tenants. I hope the management will take these points into consideration for future improvements.

Absolutely love this building been here since April and have no complaints neighbors are friendly building is always clean maintenance orders are done in a timely manner staff are always welcoming when I have company over they have nothing but great things to say about my apartment building.
